The complete home buyer checklist

When searching for a home, there are a lot of factors to consider before taking the plunge to homeownership like finances, location, etc. The last thing you should worry about is if the house you’re interested in is good condition to live in. See below our checklist to help you keep an eye out for home maintenance repairs that could cost you a hefty amount in the future.

  1. Learn the Area – Just because you find your ideal home, it might not be in the perfect location for you. While home seeking, drive around the surrounding area. Take note how long it takes you to get to places that you’ll need to visit regularly like the bank and grocery store. Make note of train tracks and highways nearby. Chances are, you might be able to hear the traffic and trains from your home. When choosing a home, you want to make sure the location area is something you would want to live with.
  2. Inspect the Roof – The last thing you’ll want to learn when moving into a new home, is that the roof may need to be replaced. Replacing a roof is a costly repair that can easily be avoided. Inspect the roof before you consider purchasing a home. Ask the age and check the shingles. You’ll be thankful you did
  3. Review the Paint Job – Having to repaint isn’t the end of the world, but it’s important to inspect exactly what will need reprinted. Specifically check the window frames on a potential home for cracked paint. The condition of the external window frames can be a guideline for how the rest of the home was taken care of. If you can easily push your finger into the wooden window frame, they are usually rotten. Replacing windows is an expensive task so you should try to avoid it at all costs.
  4. Look at the Storage – No matter what you’re looking for in a new home, storage is important. Check the closet space, and other elements in the home that can help you with storage. It would be frustrating to move into a new home then have no place to put your winter coats!
  5. Check the Gutters – Neglected gutters can lead to expensive problems for a home own. Clogged and ignored gutters can lead to foundation issues. If there are no gutters on the home, it’s imperative to get some once you move in. You can even utilize gutter guards like Leaf Filter to help with the maintenance once you move in.
  6. Examine the Dampness – While inspecting a home, check for moldy smells, flaky plaster and watermarks. If you see any signs of these, there’s a really good chance the house is subject to dampness. This can lead to major foundation problems that would cost thousands of dollars to repair.
  7. Look for Drains – A lack of drains in a home can lead to flooding. Drains help keep the foundation of your home in tact and prevent water damage from occurring. Inspect the basement and garage to make sure there are drains in useful locations.
  1. Review the Plumbing – Turn on the taps to check the water pressure. Make sure the pipes are insulated and ensure they are not lead. If they are, they will need to be replaced. Also, remember to look for the hot water tank. If it’s located in the roof, it is probably old and may need replaced soon.
