Make minor repairs

Buyers will notice the small repairs that you haven’t made yet. Before you list your home, repair anything that may have bit the dust over time. This includes any lighting, kitchen repairs, and roofing issues. Anything that will be uncovered during an inspection should be addressed first.


If your house has accumulated some radical colors over the years, repainting is a simple and relatively cheap way to drastically improve the appearance. When you’re trying to sell your home, you should opt for neutral colors that will appeal to a wide audience of buyers. You may think that people would be able to overlook the colors on your walls, but that’s often not the case. You need a neutral palette on the walls so that anyone looking at your home can envision their own family living there.

Tune-Up your Lawn and Curb Appeal

The first thing any potential buyer will see when they pull up to your house is the exterior, so make them want to get out of their car. Repaint any trim or paint that is chipping or peeling on your house and make sure the windows and doors don’t have any broken screens or noticeable issues.

Keep your yard trimmed and consider updating it with bright plants or flowerbed edging to really draw buyers in. You should make sure that any bald spots in the lawn are reseeded. If your entire yard is in shambles, consider laying a quality zoysia sod for a bright green yard that will catch the eye of any potential buyers. Sod is also better than regular grass for insect resistance. Since it is more low-maintenance, it can generally be a better option for homeowners.

Update the kitchen and bathroom

Since the kitchen and bathroom are the main rooms that buyers look at when making their decision, it makes sense to update them a bit before you put your home on the market. You don’t have to do a full blown renovation to draw out value. Instead, replace hardware on the cabinets or paint them if they are dingy.

Make sure your counter tops are up to date and consider replacing them if there are significant chips or scratches. Buyers notice small things like this, and it is definitely a factor when they are deciding which house to buy. Update faucets in both the kitchen and bathrooms, and clean out grout in your tile or shower that has been worn or dingy. Any plumbing issues should be fixed, as well.


While this may sound like a given, there can be value in cleaning your home. Hire professionals to steam clean the carpets and flooring. Rent a power washer from your local hardware store and power wash the outside of your home as well as any walkways that may have accumulated any grime. Wood decks can benefit from a good power wash as well. You may not notice how much grime has actually accumulated until you sit down to do it.


Clutter isn’t limited to the inside of your home. If you have small kids and have accumulated a mass of toys in the backyard or in the living room, it can be annoying to hide them for showings since you use them daily. Buyers want to see how their belongings will look inside of the home, and it may be hard to do so if there is clutter everywhere. Consider renting a storage unit to place your belongings while your home is on the market.

Aside from repairs, you should make sure that your home is free from all odors. Potential buyers don’t want to be blasted by unfamiliar smells when they walk through the door.
